Good to be back.  Apologies for our absence for the last couple of months, but we have been negotiating quite an exclusive opportunity in the Costa Del Sol.

As you will know from numerous press reports, property prices in the Costa Del Sol, along with the now world wide credit crunch, have caused valuations to take an inevitable dip.

DISTRESSED PROPERTY SALES

After months of work and negotiations we have been able to gain access to numerous properties that have been reposessed by the Spanish banks, for one reason or another, but are now for sale at incredible prices.

Spanish law dictates that a property may not be sold by a bank for anymore than the oustanding debt connected to the property, hence the massive discounts.

In the event that your offer is turned down due to the property no longer being for sale, then your deposit is returned along with an 18% interest payment, for your inconvenience.



LESS THAN 10% OF VALUATION

An example of the sort of prices that you can expect to pay are expressed below.

PROCEDURE

Client chooses properties they’re interested in.
Lodge funds immediately with lawyer and broker.
Availability checked by broker agent.
Client can get independent valuation made on property in question once funds are placed.

Lawyer at this stage has received files from bank and checked title deeds, building license etc.



If client is happy with findings, within 10 days the full 90% balance must be paid to the lawyer plus credit fees.
This 90% is guaranteed by the bank, should the property not proceed to completion once 90% is placed, then clients will receive all funds back plus interest (except the 1000 euros admin fee which can be rolled over to another property).

At this stage the current property owner is given the opportunity to find the sale credit price, and pay all fees and penalties and try to keep hold of the property. The likelihood of this is slim if the property has gotten as far as the repossession stage.

As you will appreciate, these properties do not hang around for long. It is strictly first come, first served.
